<p class="MsoNormal">The commercial space tenancy in <st1:place w:st="on">Liverpool</st1:place> has been growing in central city area while spaces out of the city have not been as popular. Recent surveys have shown that a small number of big deals in this preferred area have contributed largely to the total tenancy in the year 2009. </p>
<p class="MsoNormal"><o:p> </o:p></p>
<p class="MsoNormal">The city centre has been consistently preferred as office space by many well known tenants. Two of the most significant deals were competed by the UK Border Agency and Merseytravel. While the Border Agency signed up for a 15 year lease in 220,000 sq ft of office spaces located at Old Hall Street at the Capital Building during the last month of 2009, Merseytravel completed a deal giving it a 30 year lease on 140,000 sq ft at the Mann Island development. </p>
<p class="MsoNormal"><o:p> </o:p></p>
<p class="MsoNormal">The two huge public sector deals boosted <a href="http://www.deskspacegenie.co.uk/">desk space rental</a> rates here in central Liverpool to record levels with about 520,000 sq ft being let out in total. According to Liverpool Commercial Office Market Review 2009, there is a total of 519,274 sq ft of commercial space available in city centre. The 2008 rental figures were also surpassed in 2009 with total rentals touching 721,189 sq ft. However peak period figures from 2007 were still not achieved. </p>
<p class="MsoNormal"><o:p> </o:p></p>
<p class="MsoNormal">While there were optimistic <a href="http://www.liverpool.gov.uk/Business/Economic_development/Area_or_site_specific_regeneration/Commercial_district/index.asp">business developments </a>here in city centre, the market was not as good outside. A 33% fall was recorded in office tenancy rate with only 131,220 sq ft gaining new tenants. Another fact, which needs to be remembered, is that the two major tenancies were both relocations from within <st1:place w:st="on">Liverpool</st1:place> itself. </p>
<p class="MsoNormal"><o:p> </o:p></p>
<p class="MsoNormal">Refurbished space was not as popular this year as the falling number of takers proved. As the Grade A office space still vacant fell to178,000 sq ft at the end of 2009, it was also evident that much of the new tenancy was due to just three major deals in this period. </p>

Whether the mortgage is on a primary residence or vacation home, defaulting on a mortgage can have serious consequences for the homeowner. The repercussions of defaulting vary by state and province and by country, and can affect a homeowner for years to come, so he or she must fully realize what defaulting on a mortgage means to financial security and status.</p>
<p>For instance, when you default on <A HREF="http://www.yourspanishmortgage.com/spanish_mortgages.php"> mortgages in Spain</A>, there are certain consequences. If you are not a Spanish citizen but own a home in Spain, you may think its still possible to easily walk away from the mortgage with no consequences whatsoever. People who were not Spanish citizens but owned a vacation or second home in Spain could default on the mortgage with little or no cost or repercussions. But now Spanish mortgage holders can and do pursue every legal means necessary to collect on their mortgages.</p>
<p>One option you have when you default on your Spanish mortgage is to turn over the home to the bank. This simple option will save the homeowner a lot of money in court costs and additional interest on the home loan. But although this is an option, it must first be discussed with the bank. The bank can to agree to accept the home back, but they do not have to. The bank is more likely to accept the home back from you if you have had a true hardship that has affected your ability to make payments on your Spanish mortgage. If your spouse dies or your income has dropped due to another cause that is no fault of your own, the bank may consider that a valid hardship and allow you to turn in your keys to the home.</p>
<p>If you cannot negotiate a home turnover with the bank that holds your Spanish mortgage, you will need to sell the home as soon as possible. You should try to get as much from the home sale as you can, as you will still be responsible to the bank for any shortfall between the home sale amount and the remaining amount on your Spanish mortgage. If the shortfall is significant, the bank will be much more likely to pursue you for that amount. However, the bank can legally pursue the homeowner for any shortfall amount at all. This means you may face liens on any assets you own, including your primary home and investments..</p>
<p>Even if defaulting on your Spanish mortgage is inevitable, you should work with the bank as much as possible as soon as you know you must default. Doing so can result in an agreement that will satisfy the bank, relieve you of your responsibilities associated with the Spanish mortgage, and allow you to keep other assets you may own.</p>

			<content:encoded><![CDATA[<p>Putney is a  village and a parish forming part of the Manor of Wimbledon. It  lies between the parishes of Wandsworth and Barnes and is  surrounded on the North by the Thames. It is  within the hundred of Brixton, which comes in the county of Surrey.  The earliest mention of Putney can be  found in the Last Judgement Book,  where it is referred to as Putenlie. </p>
<p> Earl Harold had this fishery in Mortelage (Mortlake) in the time of King Edward, and   of King William; however, it is said that Harold  set it up by force  in the time of King Edward in the land of Chingestune (Kingston), and in the land of Saint Paul&#8217;s.</p>

<p>The Fishery<br />
Owing to the Thames running along its border Putney has always seen a good association with  trades that are linked with this river had a strong  association with trades associated with the river. According to an age old tradition of the Manor of Wimbledon,   In  1663 the fishery was  held for the three best salmon caught in March, April, and May; but this rent was  afterwards changed into a money payment.</p>
<p> According to Guthrie fishery, here, went on until late 1780s, after which it is said to have  been abandoned.  Lyson tells us that even though no &#8220;fishery&#8221; stayed in Putney after 1786, the  region continued to witness fishing well into the beginning of the 19th century.  Now fishing in this region is limited to the recreational fishers</p>
<p>The Putney Ferrying<br />
The Putney Ferry  has a history going back to the 11th century and possibly even earlier. In the records from Edward I (1272-1307) the ferry  was twice mentioned.</p>
<p> In the first, The first instance is where Robert the Ferryman of Putney and other sailors  were paid 3/6d  for carrying much of the royal family across the river  and also  taking the king and his relatives to Westminster.</p>
<p>Two ferry services ran from Putney, the &#8220;long ferry&#8221;  from Putney to London or Westminster and the &#8220;short ferry&#8221; which ran to Fulham. The first one was  particularly  used by foot passengers to steer clear of the  deplorable roads.  Horses could,  no doubt, be acquired through the  numerous inns in Putney  in the vicinity of, nearby the ferry.<br />

Microsoft&#8217;s acquisition of this office has led to great cheer in the City Council. The relocation is being seen as an expansion move rather than a downsizing action, which is more common during the current climate of slowdown.
